A simple question, but one that needs careful thought and consideration. Buying a property is probably going to be the most expensive purchase in your lifetime. You could take a chance or rely on the advice of your friends in the pub, but it will be your money and your headache to sort out any unexpected bills. In fact the well informed and organisations such as Which? And the Council of Mortgage Lenders all point their advice to obtaining a proper survey carried out by a qualified expert.
The lending institutions carry out mortgage valuations. These reports are not surveys, and are prepared for the lender and not you. They are used to determine that the property is suitable security for the loan you are taking out. You cannot rely on it to answer questions you may have on the condition of the property or what defects and how serious they are in the home.
There are a number of different levels of survey that vary in the information they provide and the detail of report. Whatever your needs and whatever service you decide upon I will always conduct a full and thorough inspection while on site. Suitable for all property types including detached houses, semi and terraced homes, flats and maisonettes, generally built in the last 100 years
This report is a top to toe inspection of the internal and external building elements along with an assessment of the grounds and outbuildings. I will report on each building element in an easy-to-follow format and provide advice on any repairs or investigations that may be required.
This type of survey provides a more in-depth report including technical advice. The Level 3 Building Survey will report on defects, future maintenance and potential impact of any issues. Is typically more suitable if any significant works and changes are planned, is unusually built or has been extended or altered from its original design.
A specialist report based on a potential issue that may be present in your property or a property you intend to purchase.
It is suitable for a property where a specific problem or defect has been identified. The report also covers areas with potential future issues such as spray foam insulations to roof spaces. Issues raised in a previous survey such as a RICS Home Survey Level 1 or Level 2 Report which warrants further investigation are also considered.
